Mobile first – Secure and cost effective inbuilding 5G

The rise of start-ups, co-working offices and remote work has led to increased reliance on insecure Wi-Fi networks, with employees often bypassing security measures like VPNs. The shift in work environments have strained enterprise security, especially for smaller companies that normally don’t have their own IT team. Numerous cyber breach reports, and increased costs now call for a future-proof alternative supporting a changing work landscape.

For SME’s aiming to fully adopt a mobile-first approach, and gaining also full cost and efficiency benefits, securing office space with reliable mobile coverage, particularly 5G, is key.

Achieving a full mobile-first transition involves, for most SME’s, gradual steps that can for example be:

Proptivity launches a property with a world-leading indoor 5G network that can be used freely by all operators

  • All Swedish operators can connect for free, and the innovative mobile operator Tre is the first to offer its customers super-fast 5G in the property
  • Proptivity, in collaboration with Afa Fastigheter, launches a multi-operator indoor network that delivers 5G with gigabit speeds and coverage everywhere
  • The property at Grev Turegatan 30 will be the first to implement a shared high-capacity indoor network according to the Swedish model by Fastighetsägarna

Proptivity, in collaboration with Afa Fastigheter, has installed a modern 5G indoor network in its flagship property on Östermalm, GT 30, which is largely rented by a Swedish co-working actor today. The indoor network follows the Swedish model established by the property owners’ association for how they want to see the expansion of shared high-capacity indoor networks, where property owners can confidently invest, and operators can safely integrate.

Mikael Lundman, CEO of Proptivity, says: 

“GT 30 is our latest launched property where tenants and visitors now can use what we call real 5G, super-fast and with capacity even for the most demanding mobile services that are quickly taking place indoors. We are actively working with all major property owners in Sweden and see a great interest today in this type of future-proof network.”

Energy-efficient buildings unfortunately have a problematic downside: when we prevent heat or cold from leaking out, it also becomes more difficult for radio waves to penetrate, which worsens mobile coverage if indoor networks are not proactively installed. The EU today mandate that all new buildings within a few years must become “net zero” and that all existing ones must gradually be upgraded to become very energy efficient.

During the spring, Proptivity conducted radio measurements in about twenty prominent properties in Stockholm and Gothenburg, including buildings open to the public such as subways, train stations, large shopping centers, and attractive office buildings. These measurements show that energy-efficient properties that have not already supplemented with their own indoor network have twice as large areas where tenants cannot use their phones at all compared to older properties that allow radio waves to pass through better. This deterioration of indoor coverage comes at the same time as we need more and more connectivity indoors. For example, we have started using video calls instead of voice calls, which requires 100 times more data.

A report from Newsec recently stated that 89% of prospective tenants consider good indoor coverage a very important factor when choosing the next location, a reality that should make indoor networks a requirement for all property renovations or new constructions.

Tre and Proptivity collaborate to build future-proof indoor 5G according to the Swedish model from property owners

  • Tre connects to Proptivity’s properties: Tre will integrate its mobile services into Proptivity’s connected properties, providing tenants and visitors with real 5G with gigabit speeds everywhere in the property.
  • First operator to connect to the Swedish model: This is the first collaboration that follows the Swedish model from property owners for shared high-capacity indoor mobile networks that operators can freely connect to
  • Secures indoor coverage for energy-efficient buildings: Energy-efficient buildings also block radio signals and will need indoor networks to offer indoor coverage for tenants and visitors.

Buildings today account for more than a fifth of total CO2 impact, and energy efficiency is a major focus for property owners. Unfortunately, there is a downside: when we prevent heat or cold from leaking out, it also becomes harder for radio waves to penetrate, which deteriorates mobile coverage in energy-efficient buildings unless indoor networks are proactively installed. This challenge comes at the same time as we need more indoor connectivity; for example, we have started using video instead of voice calls, which requires 100x more data.

Through this agreement, Tre will integrate its mobile services into Proptivity’s high-capacity shared mobile infrastructure for properties, thereby creating a new standard for indoor services. This is the first step towards offering world-leading connectivity for mobile customers in Sweden.

A recent report from Newsec, Sweden’s leading property advisor, on digital properties shows how important good connectivity is, with 89% of Swedish companies seeing it as a must when choosing their next premises. Additionally, 68% are willing to pay higher rent for premises with good connectivity. Moody’s also highlights the advantages of good connectivity, reporting 2.2% higher rents and 3.8% lower vacancies for properties with good connectivity.

Security concerns driving mobile usage

There are many reasons why we are starting to see a trend for companies to go Mobile-first (aka using 4G/5G as the main connectivity for employees)

Already during covid, Federal Bureau of Investigation (FBI) went out and recommended people to not use hotel Wi-Fi since it was very easy to get compromised on them.

Recent Verizon security study showed that majority of home routers are completely open or even has not changed the factory setting for admin credentials.

In hybrid world where we predominantly work outside of a secure enterprise IT office environment, making sure our employees devices are secure during that time has become a major headache for IT teams, reports are pointing to that this is now a major investment and focus area.

Mobile-first approaches are still under development but when we talk to both tenant and operators, it’s clear that this is a growing trend hashtag#mobilefirst

  • 25% of employees will spend more time at office if it has better indoor mobile service quality
  • 64% are willing to pay extra for better indoor mobile service quality
  • 69% believe that good indoor mobile service is a requirement for next office

Connected properties are quite rare today. Out of all properties, only a handful are equipped with indoor systems that are integrated with the building infrastructure. In Stockholm, it is estimated that only 6% of the properties are equipped with 4G mobile indoor systems.

This modest percentage of connected properties highlights the significant potential for indoor mobile systems in the future, as it will be a requirement for further development within digitalization, smart buildings and overall business day-to-day operations. The few property owners who have installed an indoor system, where the tenant pays extra, most often raise the rent surcharge rather than the base rent itself.

Proptivity replies to government request for information around how to meet our future societal connectivity challenges

In a response to a request by the Swedish government for information around how to meet future societal connectivities, Proptivity proposed the following (in summary):

Proptivity would like to point out the need for a future strategy to strengthen the possibility of connectivity encompassing the places where we spend most of our time and where we use mobile data the most, i.e. indoors. Any national goals for connectivity must include connection to indoor mobile networks. Basic coverage is not enough, high performance is required (more than 1 Gbit/s) as is high capacity. Connectivity and mobile performance should be better indoors than outside.

The way forward to improve the possibilities is a strengthened cooperation between different parties. It is also important that regulations and laws make it easier for property owners to establish infrastructure where everyone can be connected in a neutral way to leading mobile operators in Sweden.

Proptivity expands Nordic presence with Norwegian market launch

  • Proptivity provides indoor 5G as a service to real estate market

Proptivity has been operational in Sweden since June 2022 and are now also officially launched in Norway. The company has already made good progress in mobilizing the Norwegian real estate market around the opportunity to create more flexible, efficient, and attractive properties using high-performance indoor 5G solutions, securing both gigabit speeds and capacity for even the most demanding users having for example a new 5G laptop.
OneCo Networks and Proptivity have today signed a strategic partnership for implementation and field support services, enabling Proptivity to deliver indoor 5G as a service to real estate owners on large scale also in Norway. Proptivity Norway AS has established office at Karvesvingen 5 at Hasle in Oslo under leadership of Stein Hansen, who has extensive background in telecom with many years from senior roles in Telenor group.
Earlier this year, Proptivity launched the commercial operation of a world-first high-performance indoor 5G multi-operator radio access network in Stockholm.
Proptivity installs and operates radio access networks as a neutral host, where all operators are invited to connect their customers to a common infrastructure for excellent indoor coverage today as well as enough capacity for tomorrows most demanding mobile use cases.

Stein Hansen, CEO Proptivity Norway says: “Indoor mobile coverage and connectivity in modern urban buildings are a great challenge due to very limited penetration of outdoor signals into the buildings and with 5G it will be even more challenging than with 4G.
